What's the Selling Process?

Purchaser makes an offer with initial deposit.

When offer is accepted, it becomes a binding contract.

Purchaser applies for mortgage as soon as possible'according to the terms of the sales contract.

Home inspection is completed, if called for in contract, and purchase releases inspection contingency if no major problems are found.

Seller or seller's agent provides lender with current lien holder's name, address, and account number, as well as a copy of the deed.

Lender orders appraisal, credit report, and sends out appropriate verifications.

Appraiser calls seller or seller's agent to set appraisal appointment.

Once processor and originator receive and review documentation and establish that it is complete and correct, the loan is packaged and sent to underwriting.

Underwriting approves the loan request (with or without conditions), rejects or sends for further information.

Once all additional requirements are satisfied, then the loan is approved and all parties are notified.

A closing date is set.
Staging Your Home
Repairs and upgrades can often yield you a higher sale price. We will make recommendations from our past sales to help you decide where to make any needed improvements. Here are just a few basic hints on how to make your home more appealing to potential buyers.
- Make your home airy and light. Replace light bulbs. Open drapes.
- Clean out closets.
- Keep bedrooms neat. Clear off vanities and dressers. Make beds!
- Clean bathrooms. (Make sure grout is in good condition)
- Yard maintenance ' trim shrubs, cut the grass, rake the leaves, etc
- Fix light switches and leaking faucets.
- Paint rooms that need it! Neutral colors are recommended.
- Evaluate worn carpet and wallpaper. (Replacing badly worn carpet could yield a higher sale price than the cost of replacement.) Neutral colors are best.
- To make your home appear more spacious remove any clutter and box up anything you might not need.
