Louisville's Housing Shortage - Good Time To List!

The Greater Louisville Housing Market is suffering from a shortage of homes for sale.  As a result the average January list price is up over 14 % over January 2016.  The average sale price also rose 4.31% in January 2017 to $196,187.  The average days on market has dropped from 92 in January 2016 to 74 in January 2017.  The number of active listings is down to 3,878 as opposed to 4,826 in January of 2016.  It is a good time for sellers who are contemplating selling in the next year to get their oar in the water.  Read More

It's that time of year!

Louisville Kentucky Community Guide

Louisville is the biggest small town in America. Large enough to support a vibrant arts scene, yet small enough to locate a family within a couple of degrees of separation. We are not Northern or Southern, but embody the best of both. Basketball makes us crazy. Our bookend seasons of Spring and Fall are spectacular and nothing on earth rivals the Derby excitement of the first Saturday in May.

Our city rolls in at 43 in the U.S. News and World Report “Best Places Rankings" for the 100 best places to live. With a low cost of living and all the amenities of more cosmopolitan locales, you get a lot of bang for your buck, especially regarding real estate. In fact, a few years ago a study conducted by two national relocation companies rated Louisville as the nation's best city for relocating families. Their study was based on several economic and quality-of-life factors such as commute times, cultural offerings, tax rates, recreational activities, and the quantity of family-friendly events and venues.

The attractions which visitors perennially love -- Churchill Downs, Seneca and Cherokee Parks (designed by Frederick Law Olmsted), the Kentucky Center for the Arts, the Speed Museum -- have in recent years been joined by several exciting new ventures including Fourth Street Live, the Muhammad Ali Center, the Yum Center, the Ohio River Walking Bridge, the Waterfront Park, the 21st Century Park System, and even a nationally recognized Skateboard Park.

Ultimately though, it is our neighborhoods that set us apart, and Louisville truly offers something for everyone. You will find stately homes in Glenview overlooking the river, and renovated shotguns in Germantown filled with the young-at-heart looking for a more walkable, urban atmosphere. There is the friendly, family-oriented St. Matthews and the weird, wonderful Highlands. We genuinely mean it when we say there’s something for everyone.
